An oceanfront building on A1A and a club community further west share almost nothing but a gate arm. These six things come up at both.
A hospitality business sits behind the residential gate
A mandatory-membership country club community is several hundred homes and, behind the same gate, a club with golf, dining and an events calendar. On a Saturday with a banquet and a golf outing the visitor lane is busier than on any weekday morning a residents-only gate was designed for.
West Boca runs on care traffic
Past Powerline and Jog, a large share of the day's entries in the 55+ communities are home health aides and hospice nurses. Agencies rotate staff, so the name at the gate changes without warning. A recurring pass with a real end date, issued by a son or daughter from wherever they happen to live, does the job better than a queue at the booth.
Tuesday morning at the gate is mostly trailers
Landscape, pool, pest and pressure-washing crews fill a West Boca community's Tuesday morning log. Those vendors belong on a recurring window that matches the hours in their contract, logged under the company that sent them rather than as a visitor nobody at the booth can place.
The address says Boca Raton. The jurisdiction often does not
Many gated communities with a Boca Raton mailing address sit in unincorporated Palm Beach County, patrolled by the Sheriff's Office rather than Boca Raton Police Services. A board should find out which one covers it before the night it matters.
Your roads are private, and so is the speeding problem
Police do not routinely enforce traffic on a private road. Under Florida Statute 316.006 a municipality can take that on only by written agreement with the association, and few boards think to ask for one. So speeding is usually the association's own problem to handle, and every notice it sends needs evidence behind it.
Resale churn and the gate code everybody knows
Every Boca sale brings showings, an inspector, an appraiser and a run of agents, and many communities handle all of it with one gate code that has sat on a clipboard at three brokerages for years. A pass per visit that expires on its own ends that, quietly.
The speeding problem has its own page. Traffic safety and enforcement runs stop-sign and speed detection on cameras you may already own, and a person reviews every violation before any notice goes out. None of this is legal advice.

Is the visitor management platform really free for a Boca Raton HOA or condominium association?
Yes. There is no subscription, no per-resident fee, no trial that quietly ends, and no requirement to buy guarding from us. Visitor passes, gate scanning, the entry log, work orders, amenity booking, deny lists and board reports are all included. My address says Boca Raton but I am in unincorporated West Boca. Do you still serve me?
Yes, and the distinction matters for more than coverage. Many communities with a Boca Raton mailing address sit in unincorporated Palm Beach County, where the Sheriff's Office answers the call rather than Boca Raton Police Services. We work on either side of that line, and in Highland Beach, Delray Beach and Deerfield Beach. The free platform can be set up anywhere, because distance makes no difference to software. Are your guards licensed to work in Florida?
Security work in Florida is regulated under Chapter 493. An unarmed guard holds a Class "D" license. An armed guard holds a Class "G" on top of that and requalifies with the firearm on a recurring basis. The agency itself holds a license of its own. Ask for the license numbers in writing before you sign anything, and check them against the state register.
We are a country club community with an events calendar. Can the gate handle a Saturday with a banquet and a golf outing?
That is the case the system was built around. The club office loads the whole outing or banquet list in advance. Each guest arrives with a pass that is valid only for that window, and club staff carry recurring access tied to their shifts. The guard scans, the screen says allow or refuse and gives the reason, and nobody has to make a judgment call at the barrier.
Can we give a home health aide or a caregiver standing access without re-registering them every day?
Yes, and it matters most in the 55+ communities out west. A resident, or an adult child living anywhere, can issue a recurring pass for a named aide on set days and hours, with an end date. When the agency swaps staff, the old pass is revoked on the spot rather than sitting valid in somebody's hand. Every entry is logged, so the family can see who came and when.
What happens at the gate when a storm knocks out power or the internet?
In south Florida this comes up most summer weeks, hurricane or not. What the gate does in a power cut is decided by the hardware and the fire code at installation, and software does not overrule it. It fails open or it fails secure, and that is a call for your board and the fire marshal. If a site loses connectivity, the booth falls back to the written procedure agreed at set-up, and any pass already in a guest's Apple Wallet keeps working.
Who owns the entry log and the resident data, and can owners ask to see it?
The community owns its records: residents, vehicles, visitor history, incidents and documents. You can export them at any time, not only on the way out, and on the free platform there is no contract to terminate first. We do not sell resident data and we do not share it with advertisers. Florida owners have a statutory right to inspect association records, but what counts as an official record and how quickly it has to be produced is a question for your association attorney rather than for a software vendor.
