Every road from there into New Jersey crosses New York City, and we would rather say so than let you picture a local office we do not have. Drive time makes no difference to the platform. It makes a difference to a guard post, a patrol route, a camera install and gate work, so those are surveyed and quoted per site.

Virtual and hybrid gate guarding

New Jersey communities can have a licensed security guard work the gate from our monitoring center: answering the call box, checking each visitor against the community’s live records, opening or refusing, and watching the entrance on your cameras between arrivals.

Greeted as they pull up

The licensed security guard at our monitoring center sees the car pull up on your cameras and greets the visitor right away, without the visitor pressing anything. The guard checks the pass, then opens or refuses.

A guard by day, virtual at night

A common schedule keeps a licensed security guard in the booth for the busy daytime hours and goes virtual for the other sixteen. Both halves come from Max Security USA or trusted partners.

Equipment usually included

We work with the cameras and intercom you have, and new equipment is usually included at no extra charge. We can offer a 90-day trial, and the resident platform stays free either way.

The drive from Huntington through New York City matters for a guard post. It does not matter for a virtual guard, which is why remote or hybrid guarding is often the fastest way to cover a New Jersey gate. Any guard we put on a New Jersey post is registered under SORA.

North Jersey & the Hudson waterfront

High-rise condominiums in Fort Lee, Edgewater, Weehawken, Jersey City and Hoboken, and gated lanes inland in Alpine and Saddle River. On the waterfront the entrance is a lobby desk rather than a barrier. Residents ride the train to work, the parcel lands at an empty apartment, and the question at the next board meeting is who came up in the elevator at two in the afternoon. A desk that can answer that is worth more than a gate arm.

Central Jersey & the 55-and-over belt

Age-restricted villages across Monroe, Manalapan, Freehold, Jackson, Manchester and Barnegat, run by volunteer boards who answer to a clubhouse full of neighbours. Home health aides come on standing schedules. A resident who does not want an app is not locked out of anything: the platform runs in any browser, in eleven languages, and the desk can register a guest for someone who would rather pick up the phone.

The Shore

From Sea Bright down Long Beach Island to the Cape, a community can triple in population between Memorial Day and Labour Day and be empty again by October. Weekly tenants and their cleaners need access that expires on its own. Then a nor’easter comes in with an evacuation order behind it, and the entry log stops being paperwork and becomes the one record the board wants in its hand.

PREDFDA, and life after Radburn

New Jersey associations sit under PREDFDA, and the 2017 Radburn amendments tightened the rules on elections, meetings and records access. What that comes to in practice is paperwork an owner can find when they ask for it. Software is good at keeping the record. Compliance stays with your attorney and your managing agent.

The township plows the road and leaves the stop sign to you

Under the Municipal Services Act a qualified community can be reimbursed for snow removal, refuse collection and street lighting on its private roads. It is reasonable to assume traffic enforcement rides along with that. It does not. Municipal police generally will not enforce a speed limit or a stop sign on a private road, and a board usually learns this the week somebody rolls the stop by the pool gate.

New Jersey lets judges, law enforcement officers, prosecutors and their household members require that their home address stay undisclosed, and associations in this state often have a covered resident on the roster. We never publish or sell records. When a non-disclosure request comes in, send it to your attorney and to us, so it is handled the right way from the start.

Delivery volume in the densest state in the country

A waterfront high-rise lobby and a Monmouth County gatehouse have the same problem at different sizes: drivers and trades arrive faster than a clipboard can keep up. A resident expecting a delivery sends the driver a pass, and every arrival lands in the entry log with the time.

The trucks that arrive after a storm

A coastal storm or an inland flood brings a wave of unfamiliar trucks: tree crews, roofers, adjusters, and people who are none of those three. New Jersey requires most home improvement contractors to register with the state, so a board that holds a plate and a time for every vehicle it let in is in a far better position than one working from the guard’s memory.

Turnover of managing agents

Self-managed and professionally managed associations both change hands, and the handover is where the knowledge leaks out: the vendor list, the standing instructions, who was told what. Records that live in the community’s own account survive a change of manager. Records that live in a departing manager’s inbox do not.

How a New Jersey association gets set up

There is no sign-up button, and that is on purpose. A person verifies the board and the community first. Then we build the site with you: gates or lobby desks, units, rules, the owner list.

  2. Step 2: We verify and configure

    We confirm the board and the community, then set up the entrances, units and rules and import your roster.

    Residents get their access, guards get theirs, and support carries on after handover.

Do you offer virtual gate guards in New Jersey?

Do you actually serve my part of New Jersey?

For the platform, yes, from Bergen to Cape May, and distance makes no difference to it. Staffed posts and installs are quoted per site after a survey. Our office is in Huntington, New York, so the drive through New York City goes into that quote, and if the drive makes us the wrong company for your post, we will say so.

Are your guards licensed to work in New Jersey?

Security guards in New Jersey register with the State Police under the Security Officer Registration Act (SORA), which requires a background check and a state-approved course. Any guard we put on a New Jersey post is registered under it. Ask for that in writing before you sign with anyone, including us.

Is the visitor management platform genuinely free for a New Jersey association?

Yes. There is no subscription, no per-unit fee and no surcharge for being in New Jersey, whether or not we ever guard your property. Three things carry a charge: text messages (per message, and only if you switch them on), access-control integration (hardware and a licensed installer, quoted per site), and white-labeling.

We are governed by PREDFDA and the Radburn amendments. Does this keep us compliant?

No. It keeps the records those obligations produce: timestamped announcements, bylaws and forms in one place an owner can find. Election procedure and records access belong to your attorney and managing agent. The platform makes the paperwork findable and stops there.

Our roads are private and the township plows them. Can we enforce our own speed limits?

Those are two separate questions that boards tend to run together. The Municipal Services Act reimburses snow, refuse and lighting. It says nothing about enforcement, and municipal police generally will not enforce traffic on a private road. Our traffic safety service covers that part: violations caught on your own cameras, each one reviewed by a person before any notice goes out, with the clip and the plate read attached.

We are a Shore community with summer tenants. What happens in July, and what happens in a storm or an outage?

July is what seasonal access was built for. A tenant gets access that expires on its own date, and their guests get passes inside that window and not a day past it. In a storm, broadcasts go to every resident and are never held back. If the power goes, the booth works from the written procedure, and the log reconciles when the link comes back.

Who owns the data, and how long does setting this up actually take?

The community owns its records and can export them whenever it likes. We do not sell resident data, and there is no contract to get out of. There is no sign-up button either. A person verifies the board and the property, then sets up the gates and rules and imports your roster, usually in days rather than months.
